Documents to sell your home in Spain

Planning to sell your home in Spain? Don't wait until the notary appointment to gather your paperwork!

In this new episode of House & Home in Spain, I list all the mandatory documents you'll need:

  • The Title Deed (Escritura) & Nota Simple.
  • Your ID/Passport & Spanish NIE number.
  • The Certificate of Occupancy (Cedula) & Energy Certificate.
  • Proof of payment for IBI taxes, utilities, and community fees.

⚠️ Important note: In the past, many properties in Spain had additions built without full permits. Especially with older homes, it frequently happens that a pool or extension still needs to be regularized. This is done at the seller's expense, but don't worry: we help and organize all the necessary actions so you can sell your home smoothly and correctly!
